A historic and fascinating Victorian villa with a mysterious past and the remains of a highly exotic interior. Grade II listed features include a marble staircase, gothic library and belvedere tower.

Brief History

This Grade II listed Victorian villa was designed by Francis Fowler, the architect of the London Playhouse, and built in 1865 by John Kenwood, one of James Burton’s builders. It was recreated as an even more dramatic mise en scene in 1873 by Charles Verrey, whose London restaurant played host to some of the best known literary and musical celebrities of the day. Jenny Lind stayed at the Campanile and presented to him the 17thC carved door that you can see in the marble hallway, just next to a copy of the Dog of Pompeii. He installed a marble staircase, rococco plasterwork and frescoes, a tower with a Gothic panelled library, a Greek temple and an Orientalist belvedere with glorious 360 degree views over St Leonards and the south coast.

It was later owned by Frank Frankfort Moore, a prolific dramatist and novelist of the 1890-1920s, when it housed his collection of Italian works of art. It continued to be visited by London’s glitterati, who flocked to the salubrious spa of splendrous St Leonards on Sea.

The house later fell into disrepair. During an English Heritage renovation in the 1990s, much of the superficial décor was lost but there is still a store of marble pilasters and fireplaces to be reinstated. The putti are believed to be restored but yet to be located. Some wall and ceiling panels are rumoured to be in the V&A. The listing requires that the Gothic library and the staircase are retained, but there is flexibility about how much other restoration needs to be done. Because of this it was possible to get PP to convert the house to a boutique hotel, and full consents and drawings for this are available to view.

There are 6/7 bedrooms of varying sizes and the PP allows for 2 suites, 2 SC units and 2 double ensuite bedrooms. There is a drawing room, a large bespoke kitchen, and the library for dining. The LG floor, currently a large flat, could be either SC or owner accommodation. Equally the house would make a fabulous family home or a seaside retreat.

A 40’ garden at the rear begs to be recreated in the grand Italian manner. Parking is free and unrestricted, and both the sea and the mainline station are 2/3 minutes away.
